What exactly is 'The Brenda Effect'?  My eldest daughter says all the time “You Brenda’d it”!  I finally asked her what she meant?  She told me I was a control freak and feel the need to oversee every detail of everything going on.  I’m still not sure if it’s a compliment or curse, but I believe you should be “all in” in any business you chose to work in.  You must give 110% or don’t do it!

Distribute Just Listed marketing to neighbors, encouraging them to tell their family and friends about your home. Optimize your home’s Internet presence with Professional Photography and posting it on local and global MLS systems, adding multiple photos and creative descriptions. Create a Luxury Virtual Tour of your home and place it on multiple websites to attract local and out of town/state/country buyers. Target my marketing to active real estate agents that specialize in selling homes in your neighborhood, having other realtors preview your home is an excellent way to showcase the property. Target my marketing to active buyers and investors in my database, as well as my Coldwell Team that are looking for homes in your price range and area.
  • Constantly monitor the market to be sure your home is positioned to sell and adjust as necessary (not just list it and leave it). Provide you with weekly updates detailing marketing efforts, including comments from prospective buyers and agents that have visited your home. I will Evaluate all offers, negotiate price/terms, facilitate with inspections, coordinate closing date/time/location/contacts, monitor buyers financing and assist with home appraisal, while constantly updating you on every stage of the process.
